An Overview of Proximity to Graveyards and Residential Property Rental Values in Bauchi State

The study was aimed at examining the influence of proximity to graveyard on rental values of residential properties in Bauchi metropolis with a view to enhancing the quality of urban life of tenants. To achieve this, the study identified rental values of residential properties in the study area. The study also assessed tenants’ satisfaction with the neighborhood and tenants’ willingness to stay in the neighborhood. The study used a quantitative research approach. The study collected data from 231 respondents through questionnaire administration. A simple random sampling technique was employed. The data were analyzed using frequency distribution tables, percentages, mean ranking and simple linear regression.. The study outcome indicated that tenants are satisfied with worship centers and amount paid as rent. Tenants are however dissatisfied with activities that take place around the cemeteries. The study through a simple linear regression analysis revealed that there is no strong relationship between proximity to cemetery and rental values of residential properties in the study area. By implication, proximity to cemetery is not a predictor of rental values in the study area. The study recommended constant supply of neighborhood amenities like electricity and water in the study area to improve rental values and enhance the quality of urban life of tenants.
